The Lavoro Development Process

Lavoro Development, Inc., is directly involved in "ground-up new development" as well as renovation and conversion of existing properties into new use, or "re-development." The processes for both involve progressive steps that ensure zoning and site conditions which allow the property to be developed as envisioned.

Feasibility Period

  • Conduct market studies and financial analysis
  • Put property under contract to purchase with due diligence period
  • Preliminary planning with architect and municipality
  • Conduct necessary site-specific studies including survey, environmental reports, and geo-tech soils report
  • Work closely with construction team to value engineer the project

Entitlement

  • Conduct required public meetings with a design review board & consultants
  • Obtain a Master Use Permit (MUP) or equivalent
  • Receive demolition, grading, building and all other necessary permits

Construction

  • Oversee the general contractor ensuring maximum value achieved
  • Market the project for sale or lease

Financial Services

  • Accurate and complete computerized accounting system
  • Monthly financial statement and activity report
  • Reports provided on paper, by email or via the web
  • Preparation and continual review of budget projections
  • Mortgage/debt service coordination
  • Coordination with owners/broker to assist in the sale or leasing of space
  • Coordination with lender to assist in refinancing of property
  • Coordination of insurance to provide adequate coverage at competitive rates
